Chroy Changvar: the forgotten, the outlying and the expanding

According to World Bank’s 2017 report ‘Urban Development in Phnom Penh’, successful economies have high levels of urbanisation.

Cambodia’s rate of urbanisation is lower than expected for its GDP as countries with similar GDP (Bangladesh and Kyrgyzstan) have urbanization rates closer to 35%.

Cambodia has 21% of its people already living in urban areas and, by 2050, this is expected to rise to 36%.

Phnom Penh has seen significant growth and now has 2 million residents and is the largest and fastest growing city in the country, serving as a gateway to the global economy.

The need for robust urban planning to mitigate growing congestion is becoming more critical in this fast-changing city.

So, it comes as no surprise that locations often overlooked when buying or renting are getting more attention.

Areas like Kandal Province, Chroy Changvar, Chbar Ampov and Russey Keo are offering suitable living and working environments not far from the centre of town.

The Phnom Penh Special Economic Zone (PPSEZ) is an example of the phasing-in of a land-use plan to de-centralise the city’s commercial activities.

This could be a stimulus for the city to extend westward. Similarly, infrastructure development in Chroy Changvar, Kandal Province, Chbar Ampov and Russey Keo will stretch the city limits in easterly, northerly and westerly directions.

Phnom Penh’s projected population growth, gentrification and foreseeably ongoing foreign investment offer virtually unparalleled opportunities.

It is probably a good time to look before everyone sees.

Is the property market healthy enough?

Despite claims the Cambodia property market is not healthy enough in 2022 to compete globally, there is evidence this is not the case.

The sector has ridden a massive wave of direct foreign investment, mostly from China, with no foreseeable limit, despite COVID-19.
