About Toul Kork:
Toul Kork (or TK) in the northwest of Phnom Penh (above Russian Boulevard) is a very affluent area.
Toul Kork (shortened to TK) literally means ‘ground hill’ in Khmer. It is located to the north of the city centre, including the areas around Boeung Kak Lake and the areas further to the west.
Not being in the city, TK is good for people wanting a quiet life and now it has a more commercial feel, joining Tonle Bassac, Daun Penh and BKK.
It has a mix of properties on wide roads, giving it a spacious suburban feel and boasts an increased number of commercial activities and is a good housing option.
TK Development:
TK has many developments with supermarkets, hospitals, schools, restaurants and cafes.
AEON Mall 2, the country’s 2nd international mall 15 minutes away. There are many institutions and businesses nearby including RUPP, IFL, Institute of Technology, Pannasastra, Tax Dept and Ministry of Labour.
Despite many completed and ‘in construction’ high rises, villas and gated communities dominate the area. Wealthy Cambodian families like to live in or near TK.
As affluence has grown, the area has seen an increase in retail shops. TK Avenue and Phnom Penh City Centre Mall are 2 examples.
The Boeung Kak and Camko City developments also feature large scale housing and commercial spaces. South TK has mainly low-rise properties mostly owned and occupied by locals.

Renting made easy
Phnom Penh real estate, especially the rental market, is not easy to navigate around as there’s a lot on offer and prices vary depending on where, when and what you are looking for.
The city offers a range of properties, so it is important you know what is available.
Covid made things difficult for everyone and all over Phnom Penh, people started negotiating heavily.
Although there is some residual goodwill, much has gone and prices are now close to pre-pandemic levels.

Moving house?
Moving house – best you use a checklist as it can be a daunting task.
Not only is it an emotional journey, but you’ll have reams of admin. Here’s a checklist to help you tick off (and fill) your boxes!
- Even before moving house, change your address – start doing this 30 days before the move.
- Sometimes a phone call will do, but often you may have to provide proof of the new address to certain institutions or go into the bank, your doctor, kid’s school or Sangkat to fill in forms, so giving yourself a head start will help to shorten your to-do list.
- In some cases you may be able to receive statements and accounts by email.
- This cuts down on paper wastage and ensures an easier address change process.
Some institutions you should notify, plus a few extra things
