Boeung Keng Kang 2 (or BKK 2) is located west of BKK 1 and south of Olympic Market defined by Sihanouk Boulevard (north) and Monivong Boulevard (west).

Its convenient location is attractive to professionals and expats looking to live or invest in Phnom Penh’s real estate market.

Many people choose to live here because it is well-situated near Russian Market, Olympic Stadium and BKK 1.

It offers similar conveniences as BKK 1 within a 5-minute tuk-tuk ride, but rents are 30% less!

Over the last few years, BKK 2 has seen rapid development as locals and foreigners realise the potential of the area.

It now caters to much of the expat population overflowing from BKK 1 as prices are cheaper and the area continues to transform as new build developments take shape.

BKK 2 is seemingly quiet, yet easy to commute to and from surrounding areas which have many shops, restaurants and cafes.

Boeung Keng Kang 2 itself has seen many marts, pharmacies, cafes and fashion shops opening up as property owners in turn recognise these changes and it is now more ‘expat friendly’.

Names like Kiwi Mart, Fresh Mart, Sakura, D & K Men Fashion Outlet, Swag Collection, ONE shop, ZIP Outlet, Fragrance House and many coffee shops and banks are now in operation.

This demand has resulted in the renovation of older buildings and construction of new ones with many meeting western tastes and standards.

There remains a mix of properties available, ranging from the most basic to brand new apartment options with modern amenities.

BKK 2 accommodation options

There is a good range of low cost, mid-range, and high-end options with prices depending on size, amenity and number of bedrooms.

1 bedroom apartments generally range from $350 – 500 / month and $700+ for serviced apartments.

Many offer 24/7 security, swimming pool, and gym.

The better options like PPA, Vriya, and Modern City are western-style condos with rents ranging $800 to $2,000 / month depending on the number of bedrooms.

Villas and townhouses are also available with very affordable rents compared ith BKK 1.

BKK 2 tends to have more local Khmer townhouses and villas compared with BKK3 that has developed quicker and has a wider range of newer options.

Toul Sleng

The Toul Sleng Genocide Museum is a popular tourist destination located in BKK 3 which was formerly the Toul Sleng High School.

It was once Security Prison 21 (S-21) during the Khmer Rouge regime, during which 20,000 people were imprisoned there.

Behind Toul Sleng, you will find “Beautiful Shoes”, a popular retail store where you can get shoes made or even get your favourite copied!

BKK 2 nightlife

Nightlife is not as popular here compared to other areas of the city, but there are plenty of BBQs, cafes and buffet restaurants to suit most tastes.

In any case, access to Riverside and Russian Market are a quick tuk-tuk journey away and the area is quiet for you to relax and enjoy.
