About BKK 3

Boeung Keng Kang 3, or more commonly known as BKK 3 is becoming increasingly popular. It is located in Khan Chamkarmon, a rising star in the centre of Phnom Penh.

It is one of the most sought after areas due to it being close to BKK 1, but without the price tag. Due to lower rent prices, many expats choose Boeung Keng Kang 3 or BKK 3. However, lower purchase prices are also attracting investors to purchase real estate here.

BKK 3 has both modern and older, more traditional Khmer style properties. However, it is changing as more luxury residences and real estate projects spring up.

Sometimes known as the ‘yolk district’, BKK 3 is close to a dozen embassies, many NGOS, schools, countless businesses and shops. It is considered desirable by wealthy Cambodians and expatriates alike. BKK 3 has the best of traditional Khmer and modern living, yet is a quiet city locale.

BKK 3 is in close proximity to popular shopping areas, such as BKK 1 or TTP (Toul Tom Pong or Russian Market), Olympic Market, all of which have a wide selection of restaurants and cafes. There are many local stores in BKK 3 selling clothes, fashion accessories, household goods, shoes and more.

With the number of educational facilities in the area, there are also many shops selling stationery, books, computers and so on.

About BKK 1:

Bordered by Sihanouk, Norodom, Mao Tse Tung and Monivong Boulevards it is a popular area. It is the centre of Phnom Penh for its banks, hotels, restaurants, shops and bars. It is the place for business deals and seen as the ‘foreign capital’ for its cosmopolitan nature.

Here you will find the embassies of Switzerland, Bulgaria, Brunei and Sweden and various NGOs and international companies as well as many schools offering world class education.

BKK 1 is pricey, but attractive for business on streets 278, 282, 63 and 51. Apartments and hotels are in the mid to upper range due to location and quality. In addition, the local market located near Mao Tse Tung Boulevard  offers a range of goods including fresh food, clothes, jewelry, money exchanges and household goods.

After dark the streets are alive with bars, clubs, hotel rooftops and restaurants open for punters – you won’t want for much more because this neighborhood has pretty much everything.

Bassac Lane, only a stone’s throw away:

Amid widespread devastation of the hospitality industry by COVID, one area in Phnom Penh seems to be defying the odds. It includes bustling St 308 and St 21 where you will find cozy, high end bars and restaurants surrounded by new condos and other night venues.

The neighborhood is made up of groovy little streets with cool bars and eateries almost hidden away. It is the fun area with a distinct western vibe with bars in a different theme or style to suit.

COVID-19 slowed business here but it bounced back and now the night air is filled with music as people return to their old habits. The neighborhood is now so full of bars and hole-in-the-wall venues, that new venues are spilling into Street 308 and Street 21.

Because land prices here are 10-20% less than BKK 1, prices are cheaper all round. Prices of food and beverages are comparatively cheap. You can find a bar selling cocktails at $3, draught beer at $1 and meals from $5.

Amidst the general activity, there is a sense of optimism despite the tight border controls keeping tourist numbers down.  

So instead of going to the usual haunts on Street 136 and Pub Street that have obviously been hard hit by the pandemic, check out the lane where the night lights are a little bit brighter.
