Stunning 3-Bedroom Khmer Villa for Rent Chroy Changvar – Pool and Tropical Gardens

Prek leap national road 6A, National Road 6, Phnom Penh, Cambodia

$1,300 /month
3 Bed | 3 Bath | 200 m² | 2 Parking

Now available, this stunning villa for rent in Chroy Changvar is one of the most beautiful traditional 3-bedroom homes we have ever seen. Built from rich hardwood in classic Khmer style, it sits in a secure, leafy compound at the end of a quiet cul-de-sac, about 7 km (around 10 minutes) from the Japanese Bridge.

Raised on timber posts, the home keeps all its living space on the first floor. Lattice screens and tall shutters frame a spacious open-plan lounge, where cross breezes flow so freely that you may rarely need the air-conditioning fitted in every bedroom. A long timber kitchen with oven, gas hob and full-size fridge runs beside a generous dining table looking out to the trees.

Every room is a delight to explore, styled with handsome Khmer furniture and artwork. The three peaceful bedrooms feature vaulted timber ceilings and garden views, served by characterful bathrooms with vessel basins and a deep bathtub. Outside, a wide sundeck wraps around a magnificent shade tree, while the covered, tiled terrace beneath the house is perfect for long, lazy lunches.

The tropical garden is the real showpiece: lush lawns, palms and flowering shrubs surround a shared in-ground swimming pool with a separate plunge area, tended by a gardener and protected by 24-hour security. Wrapped in so much green, this charming Chroy Changvar villa feels miles from the city, even though it is not.

Villa features

Chroy Changvar: Forgotten, Outlying, Expanding

When the ‘Japanese Friendship Bridge’ reopened after renovations in 2019, this once-overlooked peninsula suddenly felt much closer to the city centre. Originally built in 1963 with a grant from Japan, the 13.8m wide and 971m long bridge spans the Tonle Sap and links Chroy Changvar directly to Daun Penh.

According to the World Bank, healthy economies tend to be highly urban. Countries with a similar GDP to Cambodia, such as Bangladesh, have urbanisation rates of around 35%. Just 21% of Cambodians live in urban areas, a figure expected to reach 36% by 2050.

Phnom Penh, home to more than two million people, is the nation’s fastest-growing city. Better planning is easing congestion, and once-ignored districts such as Chroy Changvar, Chbar Ampov and Russey Keo now offer good living close to the centre. Special Economic Zones and developments in Kandal Province show how phased land use is helping the city expand. For buyers, now is the time to look, before everyone else does.
