Koh Kong
Koh Kong is Cambodia’s most southwestern coastal province, bordering Thailand and covering more than 10,000 km². It is one of the country’s least densely populated regions, with a population of approximately 150,000. Its natural environment is particularly attractive, combining the Cardamom Mountains, extensive tropical rainforest, mangrove forests, rivers, waterfalls, secluded beaches and offshore islands. Notable attractions include Peam Krasaop Wildlife Sanctuary, Tatai Waterfall, Koh Kong Island and the Botum Sakor National Park. The province has approximately 295 km of coastline, making it an important part of Cambodia’s coastal tourism potential.
Location and accessibility
Koh Kong town (Khemarak Phoumin) is approximately 290–300 km by road from Phnom Penh and around 230–235 km from Sihanoukville. The Thai border crossing at Cham Yeam is only a few kilometres from the provincial capital, providing access to Trat and onward travel to Bangkok, approximately 400 km away. National Road 48 is the principal connection to the Cambodian road network.
Land prices and investment potential
Land remains relatively inexpensive compared with established coastal destinations such as Sihanoukville and Kep, although prices vary considerably according to location, road access, title and proximity to the coast. Current online listings provide some useful indications: larger plots in Sre Ambel and coastal locations are advertised at approximately US$55–$85 per m², while smaller, commercially attractive or beachfront properties can command substantially higher prices. These are indicative asking prices, not confirmed transaction values.
Government development plans and investment potential
This province is central to Cambodia’s ambitious 15-year Coastal Master Plan (2025–2040), which aims to develop the four coastal provinces into an integrated economic, tourism and investment corridor.
Key proposals include:
- Tourism: Development of Dara Sakor, island resorts, beachfront accommodation and eco-tourism facilities.
- Transport: Improvements to coastal roads, National Roads 10 and 48, port facilities and regional transport links.
- Commercial development: Expansion of the Neang Kok Special Economic Zone and cross-border manufacturing.
- Green economy: Renewable energy, including a proposed 1,972 MW solar park, and investment in forest conservation and carbon credits.
The government’s longer-term ambition is to establish Koh Kong as an internationally recognised eco-tourism and sustainable investment destination by 2040.
This province offers considerable long-term potential, particularly for tourism, hospitality, agriculture and environmentally responsible development. However, infrastructure delivery, environmental restrictions, land concessions and ownership documentation require careful investigation. The opportunity is arguably in identifying well-located land ahead of infrastructure improvements rather than assuming that all areas will experience significant appreciation.
