About Toul Kork:

Located in the northwest of Phnom Penh, above Russian Boulevard, Toul Kork (often shortened to TK) is one of the city’s most affluent residential areas. The name literally translates to “ground hill” in Khmer, and the district sits north of the city centre, taking in the areas around Boeung Kak Lake and stretching further west.

Set apart from the hustle of downtown, TK is well suited to those seeking a quieter pace of life. Its wide, tree-lined roads and varied mix of properties give the area a spacious, suburban character.

In recent years, however, Toul Kork has taken on an increasingly commercial identity, aligning it more closely with established hubs like Tonle Bassac, Daun Penh, and BKK. This shift has brought a wider range of commercial activity to the area, making it an increasingly attractive housing option.

TK Development:

Toul Kork has undergone significant development, with new supermarkets, hospitals, schools, restaurants, and cafés opening throughout the district. AEON Mall 2 — the country’s second international shopping centre — is just 15 minutes away.

The area is also home to a number of well-regarded institutions and organisations, including the Royal University of Phnom Penh (RUPP), the Institute of Foreign Languages (IFL), the Institute of Technology of Cambodia, Pannasastra University, the Tax Department, and the Ministry of Labour.

Despite a growing number of completed and under-construction high-rises, villas and gated communities remain the dominant housing style, favoured by wealthy Cambodian families who choose to live in or near TK. As the area’s affluence has grown, so too has its retail presence, with developments such as TK Avenue and Phnom Penh City Centre Mall leading the way. The Boeung Kak and Camko City developments further contribute large-scale housing and commercial spaces to the district. To the south, TK retains a more residential character, with low-rise properties largely owned and occupied by local families.
