Sen Sok: Phnom Penh's Fast-Growing Northwest

Sen Sok is one of Phnom Penh's most welcoming suburban districts, and a favourite with families looking for space, value and modern convenience. Once part of Kandal province, it was absorbed into the capital as the city expanded northwest, and was formed by merging three sangkats: Khmuonh, Phnom Penh Thmei and Tuek Thla.

Today, Sen Sok is home to around 10% of Phnom Penh's population and is one of the city's fastest-growing areas. Recent years have brought a wave of high-profile projects, including AEON Mall 2, Global House and Makro, alongside a growing number of mixed-use developments and gated communities (boreys). The result is a district with excellent shopping and everyday amenities, plus room to breathe.

Property Prices and Market Overview

• Median asking price: around $250,000, or roughly $1,450/sqm.
• Price range: standard residential properties typically range from $97,400 to $679,758. Entry-level flat houses and local options start from as little as $75,000–$95,000.
• Price per square metre: between $1,000 and $1,800/sqm, making Sen Sok one of the most affordable established districts compared with the city centre.
• Rental market: homes with two or more bedrooms average around $1,000/month, while smaller apartments and condos usually rent for $350–$600/month.
• Common property types: borey homes in gated communities, link houses, shophouses, twin villas and condominiums, many clustered around AEON Mall 2 and towards the Toul Kork border.
